The Design-Build method allows the owner to work under a single contract where the contractor or builder designs and constructs the home. The advantages of this method include a well-defined scope of work, clarification of the project goals, budget, and estimated completion schedule. If issues arise, on the project, they are quickly resolved which saves money and keeps the project on schedule. In contrast, where owners contract with the architect or designer and then solicit bids for all the project activities to a contractor or sub-contractors to perform the work. The different classifications of contracts can be complex and confusing due to their lengthy and technical legal terminology. This building method often leads to miscommunication and misinterpretations between the owner and architect and owner and contractor or sub-contractors that may jeopardize the project success.

This method allows for modifications to the project in order to meet the customer's budget. However, when owners contract an architect and contract a contractor or sub-contractors, there will be two separate goals and objectives. The architect's objective is to deliver house plans based on the owner's specifications. Sometimes architects miss critical knowledge of fluctuating material and labor costs of the construction industry and present a risk for the home project to be out of budget. According to a 1998 report "A Comparison of US Project Delivery Systems on Federal Construction Projects" the Design-Build projects have "less difficulty in facility start-up and lower operation/maintenance costs than Design-Bid-Build projects."
